Planning Board approves subdivision modifications and endorses Kings Way ANR for town conservation acquisition

YARMOUTH — Planning Board unanimously endorses Kings Way ANR and subdivision modifications. The board approved carving off a 3.14-acre parcel off Nottingham Drive for the Town of Yarmouth to acquire for conservation; funding was authorized at the November 2025 Special Town Meeting and a grant valid through June 2026 was obtained. In a separate unanimous vote, the board approved modifications to Definitive Subdivision Plan #1648H at 63 Thacher Shore Road, granting waivers to increase maximum centerline grade to 8.75 percent, reduce cross slope to as low as zero percent, eliminate drainage swales in favor of vegetated shoulders, and allow a rock drill hole as a boundary monument.
Town Planner Kathy Williams and Town Engineer Amanda Lima both confirmed no objections to the requested relief. The board also discussed amending the Village Centers Overlay District zoning to allow Special Permit relief--rather than Variance relief--for maximum front yard setbacks affected by MassDOT Route 28 Corridor Improvement project strip takings.
