Planning Board backs Village Centers zoning shift for Route 28 setbacks.

Planning Board · Meeting of March 4, 2026

Yarmouth Planning Board unanimously recommended zoning amendment allowing developers to seek relief from Village Centers Overlay District front yard setbacks via Special Permit rather than Variance. Town Planner Kathy Williams said MassDOT Route 28 corridor improvement projects--one in 75 percent design phase, another starting design--will require land takings that would otherwise force developers into costly Variance proceedings. Chair Joanne Crowley will present the amendment at the April 28 Annual Town Meeting.

The Board also approved the signature on Definitive Subdivision #1648H, Mod #2 at 63 Thacher Shore Road after the 20-day appeal period and discussed concerns over Seasonal Communities designation constraints on movable tiny houses.
