Planning Board discusses seasonal communities designation, movable tiny houses.
Planning Board · Meeting of February 18, 2026
Yarmouth Planning Board reviews state Seasonal Communities Designation. The board heard from Town Planner Kathy Williams and Building Commissioner Mark Grylls on state requirements tied to a December 2025 designation offer, focusing on concerns about movable tiny houses--defined as RVs and camper trailers--that the final state regulation allows towns only to further regulate, not prohibit outright. The restriction may prove a dealbreaker if Yarmouth cannot enforce its current ban on RV living.
The designation would provide access to up to $4 million in state capital funding and enable year-round housing trusts, public-employee housing preferences, and higher property tax exemptions if the town votes to accept it at the 2026 Annual Town Meeting and adopts required zoning amendments within 24 months.
