Planning Board votes to recommend Village Centers zoning change; Seasonal Communities designation withdrawn from warrant

Planning Board · Meeting of March 10, 2026

YARMOUTH — Planning Board meeting turns to Route 28 zoning and state housing program. The board endorsed a Village Centers Overlay District amendment allowing developers to seek front yard setback relief via Special Permit rather than Variance when MassDOT Route 28 corridor improvements require land takings; Town Planner Kathy Williams said MassDOT is awaiting 75-percent design completion before contacting property owners. The Select Board voted unanimously to withdraw the Seasonal Communities Designation from the 2026 Annual Town Meeting Warrant, citing insufficient time to evaluate impacts and planning-board concerns that state regulations no longer allow towns to prohibit movable tiny houses--which the memo notes are defined to include RVs and camper trailers currently banned under Yarmouth zoning.
