Select Board Reviews Five Concept Plans for Former Mattacheese School Site
Mattacheese Utilization Committee · Meeting of February 3, 2026
YARMOUTH — The Mattacheese Utilization Committee unveiled five concept plans for the former school site. Alternatives A through C-3 propose housing counts from 72 to 108 units alongside a 120,000-square-foot sports complex and four multi-use fields, with key differences in elementary school retention, solar-array treatment, and phasing strategy. Alternative B alone preserves school space on 8.3 acres; Alternative C-3 defers solar decommissioning to phase development separately.
The solar array currently generates $175,000 annually under contract. A regional benchmarking study identified strong market demand for large, tournament-capable multi-sport complexes across New England, with successful facilities ranging from 50,000 to 187,000 square feet and serving year-round youth and adult users. The Committee will hold a community meeting February 25, then present finalized conceptual plans to the Select Board in April 2026.
