Yarmouth Affordable Housing Trust examines short-term rental market and future regulations. Researchers Kerry Spitzer and Michael McNall of UMass Amherst's Donahue Institute presented findings showing short-term rentals generate $5 million in annual tax revenue and remain mostly Massachusetts-owned, with seasonal vacancies at 30 percent--below county averages and lower than Provincetown's 52 percent. Trustee Robert C.
Lawton, Jr. raised concerns about corporate acquisition of units while Chairman Robert L. Whritenour, Jr. noted Yarmouth may have greater regulatory impact potential than higher-priced markets. The study, presenting strategies including unit caps and owner-occupancy regulations, is scheduled for Select Board presentation February 24, 2026.
