Yarmouth Planning Board Unanimously Approves Mixed-Use Redevelopment on Route 28

Yarmouth Planning Board unanimously approves mixed-use redevelopment of vacant Route 28 restaurant site. The board voted 7-0 Wednesday to grant VCOD Site Plan Review approval for Bay Ridge Realty LLC's proposal to demolish a long-vacant building at 645 Route 28 in West Yarmouth and construct an 11-unit residential and commercial building. Owner Dennis Kerkato, represented by engineer John Lovell of Baxter Nye Engineering and Survey, presented a project featuring 10 one-bedroom and one two-bedroom apartment, approximately 2,400 square feet of commercial space, and four affordable units at 80 percent of area median income — double the two units required by zoning — secured through a $450,000 grant agreement with the Yarmouth Municipal Affordable Housing Trust.
Chair Joanne Crowley called it "an absolutely perfect mix," and Member Peter Slovak said the project would "take care of one of our biggest eyesores on 28." The project still requires relief from the Zoning Board of Appeals for a front setback that slightly exceeds the VCOD maximum due to an anticipated MassDOT land taking.
